Landlord Property Register

New Landlord Property Register
What East Midlands Landlords Need to Know. Landlords across the East Midlands will soon need to prepare for another important change to the private rented sector, with the Government confirming the rollout of its new ‘Register your rental property’ service.
The new system will require landlords of assured and regulated tenancies to register themselves and each occupied rental property they own. Registration will be introduced region by region across England, with the East Midlands rollout beginning on 15 February 2027 and landlords required to register by 14 May 2027.
For landlords in and around the East Midlands, including those working with Pinewood Properties, here’s what you need to know.
What is the new landlord property register?
The Government’s new service will create a central register containing information about landlords and their rental properties.
Landlords will be responsible for registering themselves and their occupied rental properties. The annual registration cost is expected to be £65 per property.
Importantly, the deadline is determined by where the rental property is located, rather than where the landlord lives. This means landlords with properties across different parts of England may have different registration deadlines.
When do East Midlands landlords need to register?
For properties located in the East Midlands, the regulations are due to commence on: 15 February 2027.
The deadline for registration will then be: 14 May 2027.
Landlords can begin registering properties from 15 December 2026, so there is no need to wait until the East Midlands rollout begins if you would prefer to get organised earlier.
At this stage, unoccupied properties do not need to be registered, although further guidance is expected regarding when properties will need to be registered before being marketed for let.
What information will landlords need to provide?
Landlords should expect to provide information about both themselves and their rental property. This includes details such as their name, home address and contact information, alongside information about the property including its address, number of residents, number of bedrooms and the rent being achieved. Landlords will also need to demonstrate that relevant health and safety requirements are being met by providing documentation such as: Gas safety certificates, Electrical safety documentation, Energy Performance Certificates (EPCs) For landlords with multiple properties, getting this information organised well ahead of the deadline could make the registration process considerably easier.
Can Pinewood Properties register on a landlord's behalf?
The responsibility for registration will ultimately sit with the landlord. However, the information released so far indicates that letting agents will be able to upload documents to the register on behalf of landlord clients where this has been agreed. Further Government guidance is expected to clarify exactly what letting and managing agents will and will not be permitted to do.
At Pinewood Properties, we will be keeping a close eye on the guidance as it develops so that we can help our landlords understand what is required and prepare for the changes.
What happens if you don't register?
Once the registration deadline for a region has passed, local authorities will be able to begin enforcement action. Landlords who are required to register but fail to do so may face a fine, making it important to have the East Midlands deadline of 14 May 2027 firmly in the diary.
What will tenants be able to see?
Initially, local councils will be able to check information supplied by landlords. A second phase is expected in 2028, when tenants are anticipated to gain access to the service so they can check whether their landlord is complying with key legal requirements. Exactly what information will eventually be publicly visible has not yet been confirmed.
Registered properties will also receive a unique reference number, which is expected to become a requirement for property listings from late 2027.
What should East Midlands landlords do now?
Although May 2027 may seem some way off, landlords can start preparing now. Making sure your property records are up to date, checking that the necessary safety and energy documentation is readily available, and identifying the registration deadlines for any properties you own outside the East Midlands will put you in a much stronger position when the new system goes live.
Pinewood Properties will continue to monitor the rollout and further Government guidance so we can keep our landlords informed as the requirements become clearer.
